Birchwood Park Welcomes 10 new tenants

In the first five months of 2011, MEPC Birchwood Park let over 24,000 sq ft of office space with small suites accounting for all new lettings secured.

We have welcomed a number of new customers from a range of industries, including stationery distribution (Antallis Printall), recruitment and financial consultancy (FSR Group) and insurance services (Nationwide Claims Solutions).

All ten new companies have taken offices for 20 people or less. Birchwood Park continues to nurture this market, and has a strong track record of facilitating on-site growth by initially smaller occupiers.

Trade-ups by four existing customers are included in the deals. Optimise Internet Ltd expanded in Thomson House, while Nuclear Technologies PLC increased its presence at Chadwick House and Hydrosave UK Ltd and Skillray Transport Services UK also traded-up.

The average deal size across the period of 1,269 sq ft (approx.12 people office) reflects the trend highlighted in the latest Warrington Annual Property Review, which pointed to the importance of small suite deals in the town’s 2010 office market.

Said MEPC Birchwood Park’s head of leasing, Jonathan Black: “The park has for a long time encouraged occupation by new and small businesses, and our work with them to support on-site growth continues to be rewarded, as they expand into our larger premises.

“Yes, like all the other business parks we welcome and target large enquiries, and will continue to pursue these with determination and success to grow the park. But we have developed our offer to allow us to play the long game as well, drawing in entrepreneurial businesses and helping them to flourish.

“As many businesses remain cautious in the face of continuing national economic uncertainty, delaying relocations until they believe they have reason to feel more bullish, we are pleased that the smaller organisational sector, that we have for so long championed, continues to operate with optimism both in the park and across the Warrington area.”

NNL moves into offices at Birchwood Park

The largest deal so far this year for MEPC Birchwood Park and one of the largest so far for Warrington sees leading nuclear technology services provider, National Nuclear Laboratory (NNL), moving into 17,000 sq ft premises in the recently refurbished Chadwick House.

The latest of many leading nuclear organisations to relocate to MEPC Birchwood Park, NNL is moving from Hinton House, Birchwood. The move marks the firm’s independence from the now no longer existent BNFL, which had been based at Hinton with its constituent parts since 1971.

Initially accommodating around 150 personnel in the corporate, modelling, environmental management and engineering teams, NNL’s spacious new Chadwick House premises will facilitate anticipated expansion. The firm aims to recruit between 20 and 30 people over the next 3 years.

NNL’s selection of MEPC Birchwood Park’s Chadwick House ensures that it remains close to many of its existing customers and partners. It will place the organisation at the heart of the park’s expanding centre of nuclear excellence, which offers firms within the sector the benefits of an increasingly sophisticated nuclear infrastructure.

Said NNL director of facilities, Leigh Wakefield: “As NNL enters a new era of growth independence, it makes great sense for us to move to a new location.

“We wanted to remain in the area to stay close to our contacts and to ensure minimal disruption to our employees’ travel arrangements.

“MEPC Birchwood Park offered a competitive deal and the park’s amenities and on-site team are excellent. We look forward to expanding our business here.”

The arrival of NNL marks the latest stage in the bourgeoning nuclear sector at the park, to date more than 20 companies work in or service the nuclear sector, including Amec Nuclear, Nuvia, Rolls-Royce, Serco Assurance and UKAEA.

Birchwood Park was recently named Commercial Developer of the Year at the Insider Property Awards, the judges identifying it as “the best business park in the region”.

Electricity North West Relocate Offices to Birchwood Park

Warrington’s largest office deal so far this year took place at MEPC Birchwood Park, as Electricity North West Ltd (ENW) relocates its Warrington headquarters at Bridgewater Place which is now over 95% let.

An occupier at MEPC Birchwood Park since 2007, the owner of the region’s electricity network is moving into 15,300 sq ft premises at our award winning flagship development.

Said Phil O’Brien, Property Manager at ENW: “Birchwood Park has worked well for the business since it moved here. The move to Bridgewater Place will provide modern and efficient floorspace at a price that reflects current property market conditions.

”Added Jonathan Black of MEPC Birchwood Park: “We are delighted to have worked with ENW in this relocation. We are very proud of our levels of customer retention, it is something we work hard to achieve, and the variety of space at Birchwood Park means that we are able to be creative and flexible in terms of occupational requirements.”

The deal reflects a continuation of the deals success achieved by the Park in 2008, when it let 160,000 sq ft of space over 50 deals. December 2008 was one of MEPC Birchwood Park’s most successful months ever, when 66,887 sq ft of space was let across 11 deals.

The deal is the latest stage in the growing energy community at the park. To date more than 20 occupants work in or service the nuclear sector alone, including Rolls Royce, UKAEA, Serco Assurance, Amec Nuclear and Nuvia.
ENW is the latest in a long line of big names to relocate to Bridgewater Place, including Rolls-Royce, the Department of Work & Pensions, UKAEA, Vestas Celtic, David Wilson Homes and GB Oils.

160,000sq ft of Offices Let/Rent on our Warrington business park

MEPC Birchwood Park defied the economic downturn last year, letting 160,000 sq ft of space across over 50 deals.

Tues 7th April - Bring a £ to Work Day in Support of Macmillan Cancer Support

Inviting all companies on Birchwood Park to take part to support Macmillan Cancer Support. Help Macmillian Cancer Support reach and improve the lives of everyone living with cancer by setting aside just one day; Tuesday 7 April to join in our Bring £1 to the Park Day.

Every organisation taking part will get mentioned and recognised in an email on the day. Macmillan staff and volunteers will come along and collect the money on the day and to interview anybody who has taken part that would like to share stories about their fundraising.


The Macmillan team will be over in Café Centro all day updating and announcing the total raised from this fantastic event!

Birchwood Park Welcomes Back UKAEA

The United Kingdom Atomic Energy Authority is returning to Birchwood Park 10 years after it sold the site to property giant MEPC. This exciting return further boosts the growing nuclear component that is developing at Warrington’s leading business park.

UKAEA’s local team is moving from Warrington’s Cinnamon Park to the award winning Bridgewater Place development at Birchwood Park. Bridgewater Place will facilitate UKAEA’s anticipated expansion; its 20 strong team of nuclear consultants expected to double in size as business continues to grow. John Anderson, head of UKAEA’s Assurance Services Group, said: "We are looking forward to being back in Birchwood Park, there is a good nuclear industry community there and it will bring us into closer touch with our customers. There’s also something satisfying about being back in the place which helped UKAEA first establish its international reputation, which we are now continuing."

UKAEA’s return coincides with significant expansions for three existing Park occupiers operating within the nuclear industry

Tenet Consultants, provider of control, electrical and instrumentation design services, is tripling the size of its premises, following several major contract wins. Located at Birchwood Park since 2006, the company is undergoing its second expansion within Thompson House. Said Mike Thirsk, managing director of Tenet Nuclear: "Birchwood Park offers a flexible approach to leases and a wide range of options to accommodate our needs. This has enabled us to expand on site without the inconvenience of relocation and the option to expand further as the business grows."

Fircroft, a global recruitment company for specialist industries including nuclear, is almost trebling the size its premises at Birchwood Park as it establishes a new international recruitment centre at the park. Said Fircroft director, Ian Goddard: "After 10 years at Birchwood Park, we have seen how well it has developed in terms of facilities, number of businesses (including many of our own clients) and prestige. It made perfect sense that Birchwood Park should be the base for our new international recruitment centre."

Nuclear Engineering Services is also expanding into larger premises at Birchwood Park.

HALCROW SIGNS FOR 13,000 SQ FT AT MEPC BIRCHWOOD PARK’S BRIDGEWATER PLACE

MEPC Birchwood Park has signed up Halcrow for 13,000 sq ft of office space at 304 Bridgewater Place, part of its award winning 106,000 sq ft four-building development. This comes at the same time as MEPC confirms that 302 Bridgewater Place, another of the four buildings, is now fully let.

Halcrow, a specialist in the provision of planning, design and management services for infrastructure development worldwide with interests in transportation, water, maritime and property, has taken the second floor on a 10 year lease at £18 per sq ft. The company took occupation in mid-July 2008. The agreement will see Halcrow re-locate some of its south Manchester based employees in the new Grade A office building following its recent expansion plans and recruitment drive.

MEPC Birchwood Park has now let over 50,000 sq ft (3,716 sq m) during the last nine months at its flagship property Bridgewater Place.

This letting underlines Birchwood Park’s position as Warrington’s premier office location – with Halcrow joining other high-profile occupiers of Bridgewater Place that include its newest occupant, Vaultex UK Ltd, which took 10,496 sq ft (975 m), GB Oils, Vestas Celtic and David Wilson Homes.

Rick de Blaby, Chief Executive of MEPC said, “We are pleased that Halcrow has chosen Birchwood Park for its new offices in the North West. Letting activity has remained steady over the last quarter across all our Estates. Our developments, such as Bridgewater Place, attract companies of all sizes and we are continuing to invest in improving the occupational offer. Further to the existing amenities, our parks will soon provide 4 star hotels enabling companies to accommodate their clients and regional representatives when in town. Our priority is to continue to support companies of all sizes and structures, ensuring that their staff continue to work in an environment that is safe, convenient and attractive.”

Bridgewater Place was last year named regional winner of the British Council for Offices Commercial Workspace award. It then went on to secure for the park the Property Executive North of England Office Award for Excellence. Latterly, Bridgewater Place’s architects BDP won a gold award in the Roses Design Award commercial project category.

Richard Wharton of King Sturge commented that they were continuing to receive a strong level of interest in Bridgewater Place resulting in terms being submitted for two further suites within the scheme to blue chip companies. Suites remain available from 3,435sqft to full floors of 12,180sqft and 13,953sqft. 2 adjoining floors would also combine to provide 24,352sqft.

Birchwood Park MD named Warrington Business Person of the Year


MEPC Birchwood Park managing director, Jonathan Walsh, has been named Business Person of the Year at the Warrington Business Awards.

Jonathan joined Birchwood Park 8 years ago and during this time, the 123 acre business park has grown to accommodate over 145 companies, including Sony Ericsson, Atkins, Serco and AMEC and a workforce of over 4,200, a figure which Jonathan hopes to bring to 7,500 in the next five years.

Since becoming Managing Director MEPC Birchwood Park has scored Warrington’s largest deal, and accounts for approximately half the deals in the area (Warrington Annual Property Review, 2008).

The award-winning grade A 250,000 sq ft Bridgewater Place has enabled MEPC Birchwood Park to match the increasing quality of city centre office stock. In the last 9 months, over 50,000 sq ft of space has been let it and now counts organisations such as the Department of Work and Pensions, GB Oils and David Wilson Homes among its occupiers, along with recent arrival, cash processing management firm, Vaultex UK.

Widely acknowledged as Warrington’s commercial hub, MEPC Birchwood Park recently announced the imminent launch of a 103 bedroom Ramada Encore hotel, which will further raise its competitiveness in the North West commercial property market as it becomes the first park in the MEPC group and one of the first few in the country to feature a hotel.
