Hermes Real Estate has exchanged on the sale of three MEPC mixed use parks for £430 million at an initial yield of 7.3 per cent. Funds managed by Oaktree Capital Management, L.P. ("Oaktree") and Patrizia Immobilien will take ownership of the three parks in the South East, North West and Scotland: Chineham Park in Basingstoke, Birchwood Park in Warrington and Hillington Park in Glasgow.
Chris Taylor, CEO of Hermes Real Estate and Chairman of MEPC said: “We are delighted to confirm the sale of these three relatively mature estates, which have been well managed by the MEPC team for many years, at a point in the cycle when we are seeking to redeploy capital and invest into estates that will benefit from what we regard as the emerging growth sectors of the UK economy.”
MEPC will continue to manage four business parks including the £500 million technology park at Silverstone. In addition, MEPC will manage the continued expansion of Milton Park with its globally recognised biotechnology occupier base and competitive status within the dynamic Oxford-Cambridge ‘Technology Arc’. MEPC has also commenced development at Wellington Place, Leeds reflecting the strength of occupier demand for well-located regional city centre offices.

The message at Warrington's sixteenth annual property
report was one of the most positive yet – heralding more good news for
the North West’s emerging business centre.
Not
only is Warrington's industrial property take-up the highest since
reports began in 1998, the office market is also on the up, mirroring
the national trend.Ideally located between Liverpool and Manchester, it’s no wonder that the region’s office market has posted the highest level of activity since 2001, but more surprising still is that most of the office deals have been secured by out of town locations such as Birchwood.
Birchwood is a significant European business destination in its own right and one of the UK’s success stories. It is home to 12,000 residents and the 400 businesses located in the area employ 17,000 people from across the region.
Birchwood has secured itself as a hot spot for companies operating in the energy sector, with a number of large companies based in the area, including AMEC, NNL and Areva. This claim is now further supported following plans to build a £10m University Technical College in Warrington town. And 2014 is already shaping up to be another triumphant year with the announcement that 305 Bridgewater Place if fully let less than a year after its completion, and the anticipation surrounding the current £4m refurbishment project at the Park’s landmark building, 401 Faraday Street.

The nuclear hub at MEPC Birchwood Park has been boosted by the arrival of nuclear energy specialist, AREVA.
AREVA
has joined fellow nuclear businesses based at the Park, based in
Warrington, through the relocation of its specialist Consultancy arm
(AREVA RMC) which specialises in safety assessment, waste management and
decommissioning support and advice.AREVA will move into larger award-winning premises designed by the BDP architecture firm. Speaking about the decision to move, AREVA RMC’s Business Relationship Manager, Alison Holt, commented: “Birchwood Park has outstanding facilities and is conveniently located near many of our clients and partners, making it an ideal location to expand our business.”

Less than a year after its completion, the team at
Birchwood Park in Warrington is putting up the ‘fully let’ signs at 305
Bridgewater Place.
The
47,500 sq. ft. building takes pride of place in the award-winning
Bridgewater Place scheme and has reached full occupancy with the arrival
of the Ministry of Justice.The upcoming Hillsborough Inquest will be held on the 15,000 sq. ft. ground floor of the building, which is being fitted out to create a court of law to the specifications of the Ministry of Justice. It is estimated that the converted room will have capacity for 300 to 350 people when the Inquest begins in March.
An existing Birchwood Park customer has also agreed a pre-let deal for the first and second floor of the building, taking over 30,000 sq. ft. of space.
The Bridgewater Place scheme, designed by BDP, previously scooped a regional award for Best Commercial Space at the British Council of Offices.

Major contract win for Birchwood Park occupier
MEPC Birchwood Park is proud to announce the continuation of its nuclear heritage with the news that occupier National Nuclear Laboratory (NNL) has been awarded a major contract by Dounreay Site Restoration Limited (DSRL).
NNL is to process a number of tonnes of uranium carbide fuel, currently held at the Dounreay site. The fuel will be converted into oxide form for long term storage before fuel facilities at the site are shut down.
NNL's Business Leader for Waste Management Technology, Myrian Wood, signed the contract, which, at around £750,000, represents NNL's biggest single piece of work for DSRL.
NNL has over 10,000 person-years of nuclear industry experience across the whole nuclear fuel cycle and provides the experts and technologies to ensure the UK nuclear industry operates safely and cost effectively today and for the future. The company has also provided support and services to the UK and other Governments and to the European Union.
NNL's Waste Management and Decommissioning Director, Nick Hanigan, said: "This is excellent news for NNL, as Dounreay is the second largest decommissioning market in the UK. We are pleased to have the opportunity to work with DRSL in this way and hope to have further discussions on other ways in which we can help them meet the challenges of accelerating the site's decommissioning programme."

Birchwood Park occupier reports soar in profit
A-Plant, one of Birchwood Park’s occupiers, has released its half year results as profits soar 142 per cent to £17.4m.
A-Plant, which is based in Warrington, has over 2,000 staff at more than 100 branches nationwide, and has reported huge increases in profit across the board. The firm acquired Eve Trakway, a provider of temporary roadways, walkways and security fencing, in May, a move which has contributed to rental revenue of £124 million, up 35 per cent compared to 2012. Even excluding the acquisition of Eve Trakway, rental revenue has seen a growth of 16 per cent. Growth in revenue, combined with on-going efforts to improve operational efficiency and lower financing costs, has generated a 49 per cent increase on pre-tax profit, reaching £212m.
The company is the UK operation of the London-headquartered company Ashtead Group.
Geoff Drabble, chief executive of Ashtead Group, commented: “Activity on the ground and lead indicators remain very healthy and, as a result, we have increased our full year capital guidance to £700m to support our customers during an anticipated strong Spring of 2014.
“As a result, we now anticipate a full year profit towards the upper end of current expectations and the Board looks forward to the medium term with increasing confidence.”

National Nuclear Laboratory takes next step in its evolution
Congratulations to our customer National Nuclear Laboratory (NNL), who has announced their transition to a Government Owned, Government Operated business (GOGO), with immediate effect.
The NNL has previously been run as a Government owned, contractor operated (GOCO) body, a facility owned by the government, but operated in whole or part by private contractors.
With over 10,000 person-years of nuclear industry experience across the whole nuclear fuel cycle, the NNL provides expertise and technologies to ensure the UK nuclear industry operates safely and cost effectively for today and the future.
NNL has made tremendous progress during the four and a half years since the company was created.
The transition to GOGO will allow NNL to capitalise on a wide range of opportunities ahead, and be at the heart of Government plans for a national programme of nuclear energy research and development.
Paul Howarth, Managing Director at NNL, said: “NNL is now entering a very exciting stage of the company’s evolution.
“We are now central to the research and development which underpins work to clean up the UK’s nuclear waste legacy.
“In addition, we have major opportunities within our grasp and a closer relationship with the government - the future for NNL has never looked brighter.”

Birchwood Park occupier Jones Melling appointed to oversee O2 franchise takeover
Congratulations to our occupier Jones Melling, who has been appointed to undertake building surveys and review potential dilapidations liabilities as part of a number of takeovers of nationwide O2 stores.
The chartered surveyors will be responsible for ensuring that stores are in an acceptable condition, prior to a franchisee taking them over from being centrally run by O2. Jones Mellings has so far carried out surveys in cities across the North West, as well as Weymouth, Bishops Stortford and London.
The deterioration of property occurs for a number of reasons, and can lead to disputes about the cause of the dilapidation. Such disputes are often costly, and settlements can contribute largely to the success or failure of an investment. Jones Melling’s involvement ensures no long standing repair and maintenance issues are passed on from O2 to the franchisees.

MEPC Birchwood Park is supporting European Mobility Week (16th to 20th September) with a number of initiatives for Park occupiers and local Warrington residents.
The Park is partnering with local organisations to host events throughout the week and is dedicated to exploring sustainable transport and mobility methods.
Travel Warrington will be providing tips on sustainable travel options, showing occupiers and residents how to save money on fuel through more efficient driving and helping people to reduce their carbon footprint.
For those who favour pedal-power, Bike Right will be hosting a Dr. Bike session, offering free repairs and advice to cyclists. Plus, there will be a free biker’s brunch cooked by the Park’s talented chefs at The Centre to celebrate Cycle to Work Day.
Birchwood Park is committed to sustainability and actively encourages and supports those who wish to travel in a more environmentally responsible manner.
The Park have been providing a free shuttle bus service between Birchwood Park and Birchwood Train Station for a number of years, and this service was expanded to a double decker vehicle following increased demand for the scheme last summer. Occupiers can also get an exclusive 50% saving on a saver ticket for all Warrington Buses, as well as access to secure bike storage facilities, showers and an online car-share scheme.

MEPC Birchwood Park Pyjama Day raises over £500
From the iconic comic book hero, Superman, to a rather large penguin, the MEPC Birchwood Park team and our occupiers sported a very different dress code last Friday in support of our nominated charity, The Lullaby Trust.

The UK’s leading baby charity, The Lullaby Trust, aims to prevent unexpected deaths in infancy and promote infant health. Operating throughout the country, the charity supports families whose babies have died suddenly and unexpectedly.
The cot death charity was chosen after being nominated by one of our occupiers national equipment hire company, A-Plant,. The Park will hold a series of initiatives throughout the year to help raise money for families in the North West area.

Twinfix helps to transform Birchwood Park's shelters
Twinfix, specialist manufacturer of bespoke polycarbonate canopies, shelters and rooflights – and longstanding Park occupier – has designed and built a sleek new bike shelter for Birchwood Park.
The cutting-edge design, which will protect occupiers’ motorcycles from the North West’s elements, was created by new, upcoming talent, Rob Forsythe, and the project took just three weekends to complete.
Twinfix Director, Victoria Evans, said: “As an occupier on the park for over 13 years, we have a longstanding relationship with the team at Birchwood Park and are delighted to have been selected to design, construct and install the new motorcycle shelter.
“We wanted to create something truly bespoke which would act as both a stylish feature and a practical asset. The elegant design, paired with the Park’s modern new buildings, creates a space that is in keeping with the Park’s vision.”
A family business established more than 22 years ago, Twinfix now employs more than 60 local industry professionals and has worked on key national projects, including the Millennium Dome.
Commenting on the motorcycle shelter, MEPC Birchwood Park Managing Director, Jonathan Walsh, said: “It’s fantastic to see the talent and expertise of our occupiers shape the development of Birchwood Park.
“The team at Twinfix has exceeded our expectations on this project and we hope to work with them on future developments across the park.”
The motorcycle shelter boasts a central location on the park and is situated just outside The Centre, next to Chadwick House.

Stride into summer with Birchwood Park
Summer has finally arrived at Birchwood Park and to help you make the most of the good weather, we’ve planned a number of activities and events all around the park!
Throughout summer, we’ll be putting on a big pan and BBQ with live music every Wednesday, come rain or shine. We have a great line-up of music acts and will be serving the classic favourites as well as a vegetarian option.
To help you get fit and active, Birchwood Park has put together a walking map of the park so you can stretch your legs and take a stroll in the sun. You can also take in a little art and culture on the trail as you pass the park’s striking sculptures.
Or if you’d like to push your limits, you can join the Alive and Well team for bootcamp every Tuesday and Thursday evening and Saturday mornings. It’s free for gym members and just £5 for non-members – each session is designed to get your heart rate up and stress levels down!
For those of you who enjoy being in the garden, why not continue your hobby at work? Our allotments are the perfect way to get a little fresh air and make the most of your lunch hour.
Alternatively, if you really want to relax, you can simply take some time to sit in the sunshine and watch the world go by. There is plenty of outdoor seating and grassy areas at the park for occupiers to make use of throughout the summer months.

CSE Controls, MEPC Birchwood Park Occupier, Wins Major MOD Contract
Birchwood Park occupier, CSE Controls, has been awarded a major contract from the Ministry of Defence at Her Majesty’s Naval Base (HMNB) Clyde.
Commonly known as Faslane, HMNB Clyde is the Royal Navy’s chief presence in Scotland, one of three operating bases in the United Kingdom providing a base port to the ships and submarines of the Faslane Flotilla (FASFLOT).
The project involves the return of a 125 tonne Finger Jetty Crane to operational service, including design and numerous modifications to parts and systems.
Albert Fleming, Divisional Director for CSE Controls’ Motherwell office said: "We are extremely pleased to win this prestigious contract with the Ministry Of Defence which will utilise key design and support staff across the five CSE Controls’ UK offices."
CSE is one of a growing number of engineering companies that operate from Birchwood Park. The park is home to 150 organisations and over 5,000 people – ranging from large blue chip businesses to new start-ups.
Jonathan Walsh, managing director of MEPC Birchwood Park said: “We’re delighted to see CSE Controls win such a prestigious contract and hope that we can support them as the project unfolds. Our aim is to provide a setting which caters to the varying needs of the employees and businesses we support. Through working alongside our occupiers, we’re able to provide an environment which is conducive to success.”

Birchwood Park’s National Nuclear Laboratory in partnership on groundbreaking ‘LaserSnake2’
The UK's National Nuclear Laboratory (NNL) is pleased to announce that it has become a partner in an exciting collaborative R&D project worth £8 million. LaserSnake2 will develop lasers and robot carriers to create safe, cost efficient cutting tools for high hazard confined spaces.
LaserSnake2 is led by OC Robotics and is funded by the Technology Strategy Board, the Department of Energy and Climate Change (DECC) and the Nuclear Decommissioning Authority (NDA).
The UK Government is adding support by contributing around £5.8 million to the project consortium with the remainder being industry funded. The project shares some of the £31 million funding announced by UK Secretary of State for Business, Innovation and Skills Vince Cable to support the development of the nuclear supply chain.
NNL has access to some of the most advanced nuclear research facilities in the world and will initially establish a demonstration laser cutter in its Workington Laboratory. The facility provides a non-radioactive engineering and rig testing service for customers. Future development work will see NNL deploy a robotic arm deployed laser cutter in a radiation environment in its Windscale Laboratory located on the Sellafield site in West Cumbria.
The primary objectives of LaserSnake2 are:
Development of laser cutting optics for safe, remote cutting in air and in water (particularly focused on nuclear decommissioning)
Consideration of the regulatory and certification issues associated with tele-operated delivery of laser cutting solutions for the nuclear sector
Development of conventional industrial robots and long reach snake-arm robots for hazardous and confined spaces, both in air and underwater
Combination of robotics and sensors to create a platform for exploration of complex workspaces.
NNL Business Leader Alan Grant said: “The LaserSnake2 technology has solid potential both inside and outside of the nuclear sector. It will come into its own in applications requiring work to be carried out in confined spaces. Areas outside of nuclear include oil and gas, construction and other sectors such as aerospace.”
Research will focus on the underlying technical challenges including software control, electronics, process development and onsite demonstrations. Success will be measured both in terms of progress towards developing a tool kit for the nuclear sector and the non-nuclear markets.
NNL and OC Robotics are joined by partners Laser Optical Engineering (LOE), TWI and ULO Optics. OC Robotics provides expertise in snake-arm robots and has been working with customers across many sectors. LOE has a history of successfully developing novel laser beam shaping solutions. TWI has a world class reputation for laser processing and welding systems development and ULO has a long history of developing beam delivery heads and optics.
